When is an EPC required?
An EPC is required by law when a building is constructed, sold or put up for rent.
You will only need a certificate if you are;
- Home owners -
All sellers of homes need to ensure that they provide an EPC for potential buyers. - Builders -
An EPC needs to be provided to buyers of newly built properties from 6th April 2008. - Landlords -
You will need to provide an EPC which will be valid for 10 years to prospective tenants after the 1st October 2008.
How to obtain an EPC
An EPC can only be produced by a qualified Domestic Energy Assessor (DEA)
All DEA's must be a member of an accreditation scheme. DEA's are used to collect standard information on the property including its size, how it is constructed and hot water and heating system.
The information is then fed onto a governments approved software program, which produces the EPC.
Making improvements, the recommendation report will provide you with information about suggested improvements such as fitting loft/cavity wall insulation, the approximate cost and potential cost savings per year if the improvements are made.
You do not have to act on the recommendations contained within the report; however, if you decide to do so, then it could make your property more attractive for sale or rent by making it more energy efficient. You will also contribute towards cutting carbon emissions.
EPC assessment costs
Basic fee - £45.00 - equates to a 1 bedroom flat/apartment.
2 bedroom property - £55.00
3 bedroom property - £65.00
4 bedroom property - £75.00
5 bedroom property and above - £85.00
